1. Determine how much you want to spend on rent or a mortgage on your luxury apartment.

Before you begin your search for an apartment, townhouse, or condo in Manhattan you need to determine how much money are you willing and able to pay for your  monthly rent?  In other cities around the country the way to determine how much you could afford in rent is to divide your monthly net (after tax) income by three. In NYC most people divide their monthly net by two.

2. Decide what Manhattan neighborhood you want to live in.  The list of NYC neighborhoods can be found here

Each Manhattan neighborhood has a different style. The link above briefly describes each neighborhood. You should also visit neighborhoods you think you may want to live in. When reading about or visiting neighborhoods, you should keep the following points in mind:
- is the rent affordable?
- are the restaurants, stores, shops, gyms, and bars in the area affordable?
- how close is the public transportation you'll need to take to work, school, etc?
- if applicable -what are the nearby schools like?
- what "type" of person lives in that neighborhood? Yuppies? Students?

3. Visit potential apartments.

Here is a list of general questions you should ask when you see an apartment:
How long is the lease?
Do you have the option to renew?
How large of a deposit will you be required to leave as security?
Are utilities included in your rent? Which ones (gas, electric, water, cable, etc.)?
Are you allowed to keep pets in the apartment?
What sort of security does the building have?
Does the building have laundry facilities?
Does the building have a super or some sort of arrangement for repairs?
Do you need special permission to make superficial changes, i.e. painting or hanging pictures.

4. Before you sign a lease, know your rights as a tenant.

Once you've found an apartment, make sure you know your rights and responsibilities as a tenant.  http://www.tenant.net/ is a great resource to learn about your rights.
